If you are a homeowner, you know the amount of money it takes to replace a roof. Your roof will age; there is no doubt about that. While aging is a big part of why property owners across the United States are poised to spend  $49 billion  on roofing repair and replacement, it is by no means the only one.

For other homeowners, getting a new roof can become a necessity if their insurance provider makes it a requirement. No matter the reason leading you to consider getting a new roof, you need to determine that this costly affair is your best option. Here are some signs that confirm you need to bring on a new roof.

1. Granules in Your Gutter

Asphalt shingle roofs are popular among homeowners with four out of five homes installing them. For these homeowners, spotting granules in the gutter can be a sign that it is time to consider a roofing replacement. Manufacturers include granules when producing asphalt shingles to protect them from the wear and tear brought about by the elements.

When your roof is new, you might spot some of these granules in your gutters and that should not be an issue. Every shingle manufacturer will add excess granules to each shingle and these are the ones that slough off from new roofs. However, if you have had your roof for more than 15 years and you begin to see the granules in your gutters, then a roof replacement is inevitable. That’s because once the granules slough off, the shingle is no longer protected from the sun and other elements. Thus, it wears down much faster.

2. Warping Shingles

There are two ways that shingles warp that you need to be aware of. The first method is known as cupping, and you can identify it by the way the edges of the shingles will turn upward. The other warping method is called clawing, and you can recognize it by the way the shingle edges remain flat while the middle part rises.

Whenever you inspect your roof and see either (or in some cases both) signs of shingle warping, know that the time to replace your roofing has come. That is because warping can be caused by moisture which indicates leaking.

3. Sagging Roof

In case you didn’t know, your roofline ought to be always arrow straight with no exception. Whenever you see signs that your roof is sagging understand that you are in a code red roofing emergency that spells structural problems. There could be an issue with too much weight being exerted on the roof. If it’s snowing, then you need to call a roofing service to help you clear the snow and reduce the weight it’s bearing.

Water damage is another cause for a sagging roof. Inspect your gutters to see if they are directing the water away from the house. When your gutters fail to work correctly, the water will begin collecting on your roof and inevitably permeate it.

Once the water has permeated, then the resulting moisture will only make matters worse. Inadequate ventilation accelerates your roof’s downfall by allowing water to build up on your roof’s underside. That, in turn, allows the water to permeate the roof’s surface and the cycle keeps repeating. Call a reputable local roofing company to find out how much time you have before you can replace the roof.

4. Cracked Shingles

Wind damage can cause your shingles to crack. If upon inspection, you find that it’s only a few that are missing, then you can easily replace them. But once the damage happens to be more widespread on your roof, then you will need to look over options on replacing your roof.

Out with the Old, in with the New Roof

Roofing replacement is a costly but necessary affair in maintaining your property. Before you can invest your funds in a replacement, you need to determine that a new roof is the best option for you. Look out for signs that indicate irreparable damage which can only be remedied by bringing in a new roof.
