Roof replacement, with the right materials, is a great way to drive up the value of your home. Many individuals prefer traditional, common, asphalt shingles due to their affordability and UV ray protection offered. It is estimated that some 4 out of 5 homes in the United States have asphalt shingle roofs, which shows just how common the material is.

And how reliable.

Traditional shingle roofs are relatively inexpensive, easy to install and offer good fire resistance. They can also resist elements fairly well, especially hail and winds up to 130 mph, depending on the type.

But there’s an interest in other types of materials for roofing, not just asphalt. Some people are eager to tear off the common and go for the interesting.

And there are a lot of interesting options!

  1. Metal Panels or Tiles
One of the more up and coming options for roof replacement is metal roofs. Some companies are offering this option, and sometimes these roofs come with up to 50-year warranties! Steel roofs last three to four times longer than traditional roofing and reduce energy costs.

As well as offer a big aesthetic and investment value.

Metal roofs also are far, far less maintenance filled than traditional shingled roofing. The also resist the elements, and deters mold build up in attics, and reduce air conditioning costs as they can reflect the suns rays.

These features alone make metal roofs an interesting and cost effect option for those looking for home improvements that increase the value of their homes.

A drawback is the initial, upfront, costs associated with the material.

  2. Clay or Concrete Tiles
Red clay is a common feature in Spanish-style homes, which are common in the southwest and in Florida. The benefits of this material are that it is long lasting and often come with a lifetime warranty. They’re also well suited to dry climates and will not burn.

The biggest drawbacks, however, are that they can be damaged by the elements, and are heavy. You’d need a strong roof structure to handle the weight.

Those are just some of the options available for your roof replacement, each suited to add a little variety to your home and increase the value greatly. But before you decide to tear off your current roofing, and swap to metal or clay, be sure to take a look at the costs and drawbacks.

If you have any questions, feel free to reach out and ask your local roofing companies and see what options they have!
